Introduction
We’ll visit you to introduce ourselves and get to know you, without any further obligation on your side. We’ll discuss your wishes and expectations and explain how we can help. We view your house to estimate the value, discuss the sales strategy that is relevant to the market and your objectives, and provide advice about how to present your house to potential buyers. After this appointment, we conduct thorough research on the market value and prices in the area, and then we draw up a interactive sales proposal. You’ll receive this within a few days of our visit.
Information-gathering
Together, we’ll create a online sales dossier. In it, we collect all relevant information about your house and from the Homeowners’ Association (VvE), if relevant. Our research includes conducting cadastral surveys and requesting documents from the municipal archive, if necessary. This enables us to deliver all the required information to the purchasing party.
Presentation
The presentation of your house online is crucial for a successful sale. After all, you can only make that spectacular first impression once. We provide advice on how to prepare your home for the photos and videos, which a professional photographer will take. Clearly displaying your home to its best advantage enables us to increase the chance of attracting people’s interest. We also have an interactive floor plan made, with the accompanying NEN 2580 measurement certificate. This report specifies the precise floor area, (external) storage spaces and the exterior spaces, such as balconies or roof terraces.
Online
We present your house stylishly online, with an attractive promotional text. We place this presentation on a number of sites, including Funda and MVA. We also assign your house a unique page, containing all of the photos and information, on our own website. And we arrange the construction of a separate unique website. Potential buyers can find all of the photos and information here, and also the complete sales dossier. We also share your house on our social media so that we bring it to the attention of as many potential buyers as possible. Plus, through our exchange system, we offer it directly to NVM real estate agents’ clients. That’s how we can be certain that all active buyers can see that your house is for sale.
Viewing
Potential buyers contact us to arrange a viewing appointment. Now it’s getting exciting! Together, we ensure that your house looks its absolute best. We welcome interested buyers, take time for the viewing and answer all their questions.
Negotiation
On your behalf, we do our utmost to agree not only the highest selling price, but also the most favourable conditions. In the current market, we sell a great many properties via a closing date for the offers. This means that all interested parties can submit a one-off, final offer. We then choose the most attractive option together. So, using this strategy means that you can be certain that you close the best deal.
Deed of sale
As soon as we have reached an agreement with the purchasing party, it is time to sign the deed of sale. The buyer chooses the notary, and we ensure that they receive all of the necessary information. We carefully check the deed of sale and read it through with you in advance. Naturally, we will be right at your side to support you and celebrate with you.
Financing
We maintain contact with the buyer and ensure that the financing and payment proceeds according to the agreement. You don’t have to worry about a thing.
Transfer of ownership
A few days before the transfer date , you will receive a draft of the deed from the notary. This deed transforms the buyer into the new owner of your house. You also receive the accompanying final invoice, which specifies all amounts that you will receive and must pay. We check these documents and read them through together with you before you sign them. After the final inspection of the house, we accompany you to the notary for the transfer and the official key handover.
Farewell (for the time being)
