BUYING A HOME

Whether you’re buying a home for the first time, or you’ve been around that block a few times, it is always exciting. What is a house worth? What should you ask? What should you pay attention to?

It makes a lot of sense to engage your own, independent advisor to help you find and buy a home. Someone who is completely on your side. At viewings, you will often deal with seller’s agents who only represent the seller’s interests. At times when you might be swayed by market pressures, we remain rational. This is how we prevent you from buying a pig in a poke.

We’ll regularly send you new listings that fit your specific wishes. We’ll join you for viewings and help you very critically evaluate the house’s condition. Because, of course, the last thing you want is a mouldy attic or a sinking foundation. We also provide advice on ways to create added value in your house. For example, with renovations or sustainability measures.

If you wish to buy the house, we’ll negotiate on your behalf. As soon as we have an agreement with the seller, we move quickly to make the purchase official at the notary. Do you need help arranging the survey or valuation? Then we will search for the best in the field for these tasks. We will read the deed of sale through together before you sign, make sure you don’t forget anything and guide you until and including the delivery. Are there still any problems or questions after the final sale? Whatever they are, we’ll remain your permanent point of contact.

Makelaar Bert works on a no cure, no pay basis. There is no charge if we fail to purchase a property for you. Naturally, you can also opt for a separate service. For example, do you already have a property in mind, and would you like us to handle the negotiations? We can do that, too.

Introduction

During our introductory meeting, we will discuss all the options for your search. What are your expectations and how can we help you with them? If you select us as your buyer’s agent, we will create an in-depth search profile together with you. We’ll make a list of all your wishes in the profile.

New listings

You’ll regularly receive new listings that match your search profile. Seller’s agents first send them to NVM real estate agents – which we are ¬– before placing them on Funda. If you only search on Funda, the properties may get snatched up before you even have time to schedule a viewing. We can often ensure that you are aware of available listings sooner and can plan a viewing faster.

Viewing

Have you spotted a house you would like to see in person? Make an appointment with the seller’s agent. The first viewing is always without us. This allows you to decide whether you’re really interested in the house before we get involved.

Finding the house

If you are still interested after the viewing, we will quickly arrange a new viewing appointment to make our own assessment. We’ll advise you on the house’s condition, what investments may be required in future and what you could do to increase the value.

Gathering information

Found the home you’ve been looking for? Then we’ll request all of the documents from the seller, such as the deed of sale, the title deed and the cadastral information. If it is an apartment right, we also request the deed of division and the documents from the Homeowners’ Association (VvE). Naturally, we also carry out research at the municipal authority. For example, on the foundations and the zoning plan of the property. Our purchasing advice is based on this information.

Negotiation

Now, it gets exciting. We’ll advise you on an opening bid for the negotiations. If it is a registration system, we’ll discuss the final offer and the conditions attached to it. We then negotiate with the selling party on the price, conditions, delivery period and possibly other issues. We keep you constantly informed and take every effort to buy the house at the best possible price and under the best conditions. If this is successful, we’ll help you select a notary. Because you are going to sign the deed of sale!

Deed of sale

In Amsterdam, you sign the deed of sale at a notary. We ensure that they receive all of the necessary information. Before you sign, we read through the deed together with you. Naturally, we will be there to help you celebrate this exciting moment.

Financing

You normally buy a home subject to financing approval. By including this approval in the deed of sale, you retain the option to dissolve the purchase if you cannot arrange a mortgage. We maintain contact with your mortgage advisor and ensure that everything is done in accordance with the agreements. If you have not received approval from the bank within the allotted period, we will request an extension.

Transfer of ownership

The financing is arranged. Now we can look forward to the day when you become the owner! You receive the draft of the title deed from the notary a few days prior to the transfer. This deed makes you the new owner of the property. You also receive the accompanying final invoice, which specifies all the amounts you must pay. We read the title deed and final invoice through together before signing. To be certain that the property still meets expectations and fulfils the agreement, we’ll conduct a final inspection together on the day of delivery. We’ll then go to the notary for the delivery and key transfer.

Farewell for the time being

After the title deed is signed, we’ll say farewell. At least for now. If you have any questions or issues after the purchase, we will be standing by to help you.
