2. May an estate agent continue with viewings if an offer is under negotiation?

Yes, that is allowed. A negotiation doesn’t necessarily result in a sale. Also, the seller may want to know if there is more interest in the property. It’s also good to note that negotiation with more than one interested party is also permitted. The estate agent must then clearly inform you that this is the case.

In many cases, the seller’s estate agent will tell interested parties that a property is ‘under offer’. You may then submit an offer, but the estate agent may only start negotiations with you after negotiations with the first interested party have ended.

The seller’s agent will not disclose the amounts of any of the offers. This could encourage outbidding.
